Do I need to use a certain builder?
No. A property owner may use any licensed contractor when building their home as long as they have approval from the Architectural Review Committee and meet the design standards.

Is there a minimum size home I can build?
Yes. For a one-story home the minimum is 2,100 SF finished, above grade. For a two-story home the minimum is 2,400 SF finished, above grade with a requirement of no less than 1,200 SF on the first floor. Cottage lots have a requirement of at least 1,300 SF finished, above grade.

What mountains can you see from the neighborhood?
Massanutten Mountain is the prominent mountain peak that sits nearest to the neighborhood. The Blue Ridge Mountain range offers nearly 180-degree views to the east. Portions of the Allegheny Mountains to the west can be seen from several lots on the top of the hill.
Where is Peale’s Park?
Peales Park is located along Frederick Road on the west as you enter the neighborhood. It has benches & trail to enjoy a peaceful view of Massanutten Peak.

Is there a maximum size for a home?
The architechtural review committee shall have the right to disapprove of any home that is excessively large for the neighborhood or crowds neighboring homes. (See Design Standards.)
